Which Phase Are You Buying In?

Phase 2 was first registered in January 2023. That registration was replaced in June 2024 after the layout plan and zoning plan changed. If a seller quotes the older Phase 2 number, ask why.

On the RERA portal, Phases 1 and 2 list Loon Land Development Limited as the promoter. The homes are sold under the M3M name. Ask the sales team to explain this in writing, and check which company will sign your agreement.

2.5 BHK and 3.5 BHK Sizes and Floor Plans

In Gurgaon, the “.5” usually means one small extra room, such as a study or a servant room. Ask for the exact use of that room in the floor plan.

The overall reported size range is about 1,138 to 1,645 sq ft. We found no reliable size for each type, so we are not splitting the range. Ask M3M for the exact size of your home.

Also ask which area the size refers to:

• Carpet area: the floor space inside your walls, where you can lay a carpet.
• Built-up area: carpet area plus the thickness of the walls and balconies.
• Super area: built-up area plus your share of common spaces, such as lobbies and stairs.

The same home can show three different sizes. A price per sq ft means little unless you know which area it applies to.

RERA, Construction and Possession

This is where reports disagree the most.

• Phase 1: One report says possession has started after the occupancy certificate. Another gives December 2025. Ask for the occupancy certificate and read its date.
• Phase 2: A RERA document lists a declared completion date of 30 June 2026. That date has passed. Ask for the current construction status and check for any extension on the RERA portal.
• Antalya Hills 3: We found no reliable status.

Payment Plan and Booking Amount

We could not confirm a current plan for any phase. Online pages mention a 10% booking amount, a “10:90” plan and a construction-linked plan. These carry no dates, and they may not apply today.

Ask the sales team:

• What is the booking amount, and does it count toward my first instalment?
• Does each percentage apply to the base price alone, or to the total?
• What is the base price under each plan?
• What triggers each payment?
• What happens if I pay late?

Why Buyers Consider M3M Antalya Hills

None of these is a promise of profit. Prices can rise, stay flat or fall.

1. Low-rise living. Fewer floors per building than a tower, so many families expect more privacy.
2. Registered phases. All three residential phases are on the RERA portal, and you can read them yourself.
3. Highway access. Sector 79 is close to NH-48, with several road links reported.
4. Green surroundings. The Aravalli foothills setting suits people who want to be away from the busiest parts of the city.
5. Clear home types. Only 2.5 BHK and 3.5 BHK, so comparing is simple.
6. Choice by phase. Different phases are at different stages.

Conclusion

M3M Antalya Hills offers 2.5 BHK and 3.5 BHK independent floors in Sector 79, Gurugram. All three residential phases are registered with RERA. The low-rise format and highway access are real strengths. The metro is still planned.

But the price list, payment plan, amenity list and possession dates are not confirmed here. Several phases and many numbers float around online. Pick your phase, match its RERA number, and get a dated price list, a written payment schedule and the occupancy certificate before you pay.
