What Is the Latest M3M Jacob & Co Gurgaon Construction Update?

Let us start with the question most buyers ask first. Has anything been built?
We looked for proof of work on the site. Here is what we searched for, and what turned up.

We checked news reports, marketing and listing pages, and earlier public-record checks by other publishers.

Now the important part. Not verified is not the same as not started. Work may well be moving on the ground without public proof. At the same time, a page that says ‘under construction’ with no date, photo or document proves nothing either. So we say neither yes nor no.

One more tip. Many pages show glossy pictures of the tower. Some label them as artist’s impressions. A render shows a design. It does not show progress. Wait for a dated site photo or a written update from M3M.

Who Is Behind M3M Jacob & Co Gurgaon?

M3M India is a Gurugram developer. Jacob & Co is a New York luxury watch and jewellery house, founded by Jacob Arabo. The brand has also put its name on a residential tower in Dubai, the Burj Binghatti Jacob & Co Residences.

In Gurgaon, the project is described as the second branded tower in Billionaire’s Block. M3M-branded pages describe this block as a 170-acre district of branded homes. The first tower there is M3M Residences by Elie Saab. Its Haryana RERA registration is dated 16 October 2025, as shown on pages that carry the number.

Do Not Mix It Up With Noida

This is where most online confusion starts.

On 16 October 2025, M3M announced Jacob & Co Residences in Noida. A PTI report carried by The Week described a ₹2,100 crore investment on a six-acre site. It planned 150 homes in the first phase and about 100 serviced residences in the second. The prices mentioned were ₹14 to ₹25 crore. It was called the first Jacob & Co housing project in India.

That is a different project, in a different state, under a different regulator. Some Gurgaon pages borrow its numbers. Its investment, land size and timeline do not apply to Gurgaon.

M3M Jacob & Co Gurgaon Possession Date

On to the date everyone wants. As of 28 October 2026, we could not locate an official possession date for the Gurgaon project.

First, four terms that people often mix up:

No single date tells the whole story. The possession clause in your signed agreement, the applicable law and any extension rules together shape your rights. A property lawyer can read them against your papers.

So why do you see so many dates online?

Because each page picks its own. Every date below is an unverified online claim. None is a confirmed project milestone.

Most of these pages show no publication date, so we cannot place the claims on a timeline.

Why does the registered date matter so much? Builders file a completion date with RERA when they register a project. Section 3 of the RERA Act says a project should be registered before it is advertised or sold. If you are asked to pay anything before registration, ask your lawyer how that fits the rule.

We have no construction milestones to list, and we will not make any up. This log holds dated, sourced facts only. A new row is added whenever real evidence appears.

M3M Jacob & Co RERA Status

As of 28 October 2026, we could not verify a Haryana RERA registration matching the M3M Jacob & Co Gurgaon project in the records we reviewed. Thhttps://haryanarera.gov.in/is does not, by itself, establish the project’s complete legal status. Buyers should check the official Haryana RERA portal. They should also ask the developer for the exact project name, promoter company, registration number and approved project documents before booking.

Some pages say the number is ‘on request’ or ‘coming soon’. A promise to share a number is not a number.

One more trap. M3M uses separate companies for different projects. A number must match both the project name and the promoter company. The registration of the Elie Saab tower belongs to that tower. It is not proof for Jacob & Co. The Noida project falls under UP RERA, a different authority.

Is the Project on Track for Its Possession Timeline?

We cannot say. To judge this, you need a registered completion date and dated proof of progress. We could not locate either. So we do not call the project ‘on track’ or ‘delayed’.

What Will an Official Update Look Like?

When real news arrives, you will recognise it. Look for these signs:

• A Haryana RERA record that names the project and the promoter company, with a registration number and a declared completion date.
• Dated site photos or video that M3M or the promoter company stands behind.
• A written progress update from M3M with a date on it.
• Progress updates posted on the RERA record itself, once one exists.

Until then, treat every date and every ‘under construction’ line as a claim, not a fact.

How to Check the Official Status Yourself

This takes about ten minutes.

1. Open the official Haryana RERA portal at haryanarera.gov.in and choose the Gurugram authority.
2. Go to the registered projects section.
3. Search by project name. Try ‘Jacob’ and ‘M3M Jacob & Co’. Then look at Sector 111 and Sector 113.
4. Search by promoter company too. Ask M3M for the exact company name first, because a project is often filed under a company name.
5. If a record opens, check the project name, promoter, registration number and date, declared completion date, any extension, approved plans and any progress updates.
6. Save a dated screenshot and note your search terms. Check again later.

Portal layouts change, so follow the labels on the live site. Finding nothing does not prove that no registration exists. The project may be filed under a different name. Ask M3M for the number in writing.

What Should You Ask Before Booking?

Ask these in writing. Keep the replies.

1. What is the exact project name, and which company will sign my agreement?
2. What is the Haryana RERA registration number and its date?
3. What completion date is declared in that registration?
4. What possession date is in the draft agreement, and what happens if it slips?
5. Can I see the approved plans and the latest progress evidence, with a date?
6. What is the payment schedule, and is it linked to construction stages?
7. If I pay an EOI amount, is it refundable? In how many days? Does it lock a price or a home?
8. Can I have a written price sheet that lists every extra charge?
9. What are the cancellation and refund terms?

What About Price and Booking Amount?

There is no official price list yet. Brokers quote about ₹25 crore onwards, and a ₹51 lakh EOI is being talked about in the market. Neither number comes from M3M. Our price and payment plan guide explains the cost maths.

One rule worth knowing. Under Section 13 of the RERA Act, a builder cannot take more than 10 percent of the price before a registered agreement for sale. Ask your lawyer how any booking amount fits this rule.
