Search for the M3M Opus price and you will see many numbers. Some say ₹4.75 crore. Some say ₹5.28 crore. Others say ₹5.8 crore. It is hard to know which one is right.
This guide puts those numbers side by side. It shows how they were worked out, what is confirmed, and what you still need to ask M3M.

M3M Opus is a single tower inside M3M Merlin, Sector 67, Gurugram. Its RERA registration number is GGM/876/608/2024/103, and the promoter is Consolidate Realtors Private Limited. You can look this up on the Haryana RERA website.
A RERA record proves the project is registered. It does not show the current price or payment plan. For those, you need papers from M3M itself.
Now the reported prices. Here is how each one works out for a flat of about 2,400 sq ft:

The first two fit the reported rates well. The third is higher than any rate we found. It may include extra charges, a floor-wise premium, or a newer rate. We cannot say which, so do not treat it as the base rate. Ask M3M for a breakdown.
M3M Opus Price Per Sq Ft and Price List
Price per sq ft is the rate for every square foot of the flat. Multiply it by the area to get the base price.
Take 2,400 sq ft:
- At ₹19,900 per sq ft: 2,400 × 19,900 = ₹4.78 crore
- At ₹22,000 per sq ft: 2,400 × 22,000 = ₹5.28 crore

A few notes on this table:
- Some reports say 2,398 sq ft and others say 2,400. This is most likely rounding.
- Always ask which area the rate applies to. Super area and carpet area are not the same thing, and the price changes with it.
- Rates can differ by floor and by payment plan. We found nothing that confirms how.
What Is the M3M Opus Payment Plan?
A payment plan is a schedule. It tells you how much to pay and at what stage. Two plans have been reported. Both should be treated as old or unverified reports until M3M confirms the current one.

20:20:60 (reported in a 2026 sale offer). The report does not say what each number means. It may be a plan where most of the money is paid late, but we are not going to guess. Ask M3M to write out the stages.
Be careful with plans that push payment to the end. They can come with a higher base price. If you are offered more than one plan, ask for the base price under each one and compare them.
How Much Do You Pay at the Start?
Two things get mixed up here: the booking amount and the first instalment.
Booking amount. This is a smaller sum that holds the flat for you. At the 2024 launch, ₹21 lakh was reported for this. We cannot confirm that the same amount applies now.
First instalment. This is a bigger payment, a share of the price due soon after booking.
The formula is simple: first instalment = base price × first-stage percentage.
Here is an example only. It is not a quote. Say the base price is ₹4.78 crore and the first stage is 30%. Then 4.78 × 0.30 = about ₹1.43 crore. This leaves out all charges. It also assumes the 30% applies to the base price alone, and that needs to be confirmed.
Whether your booking amount counts toward this first instalment depends on the agreement. Ask before you pay.
What to Ask the Sales Team Before You Pay
Bring this list to your meeting:
- Is there a dated price list? On what date was it made?
- Does my booking amount count toward the first instalment?
- The payment percentage applies to what amount: base price alone, or base price plus charges?
- Does the base price change with the payment plan I pick?
- What triggers each payment? Is it a date, a construction stage, or something else?
- What happens if I pay late? Is there interest or a penalty?
- Which charges are not in the quoted price?
- Can you put any discount or special offer in writing?
How to Get the Latest Price and Payment Plan
Contact the official M3M sales team and ask for three papers: the current price list, the cost sheet for your floor, and the payment schedule. Check that each one shows a date.
