Two rates are being seen in the market this year:

Booking Amount, Down Payment and First Instalment

These three are not the same.

  • Booking amount. A small sum that holds your home. It is commonly 10%. At the 2022 launch it was ₹5 lakh.
  • First instalment. A share of the price, due soon after booking.
  • Down payment. Everything you pay from your own pocket before the loan starts. Taxes can be part of it. An earlier report showed ₹34 lakh as the minimum on a ₹2.25 crore all-in price, which is about 15%.

What to Check in a 10:90 Bank-Funded Plan

This plan looks easy, since you pay little at first. But take care. This is general advice, not legal advice.

  • Who is the loan agreement with, and who receives the bank’s money?
  • Until what date will the builder pay your interest?
  • What happens if those payments stop? Get this in writing.
  • Is the base price higher under this plan?
  • Read the three-party agreement (you, the bank and the builder) before you sign.

  • Bank-funded: for buyers who want low cash upfront and are comfortable with the checks above.
