The M3M Mansion price is reported at about ₹4.50 crore onwards for a 3.5 BHK in Sector 113, Gurugram. The most common M3M Mansion payment plan is 25:75. But there is a catch. We could not find a public official price sheet or payment schedule. Different websites show different numbers.

This guide tells you what is confirmed, what is only reported, and what to ask for in writing.

M3M Mansion is a residential project in Sector 113, Gurugram, Haryana, on the Dwarka Expressway side.

Who Is the Legal Promoter of M3M Mansion?

The legal promoter on the Haryana RERA record is Union Buildmart Private Limited. “M3M” is the brand name used in marketing. Many websites also write “M3M India Pvt. Ltd.” That is not the promoter name shown on the RERA record.

Why this matters: your booking form, receipts and agreement should carry the right legal name. Pay only to the account named in the official documents. Match the name on every paper with the RERA page before you pay.

M3M Mansion Price in Sector 113 Gurgaon

The starting M3M Mansion price we use here is ₹4.50 Cr onwards. It comes from the information supplied to us. Several portals show close figures, such as ₹4.49 Cr, ₹4.52 Cr and ₹4.68 Cr.

Treat ₹4.50 Cr as a reference figure. It is not an official price. We do not know if it is the basic price or a price with extra charges. The smallest 3.5 BHK is usually the one that carries the “starting” price.

Recent checks show how wide the spread is. One page lists ₹3.60 Cr onwards, but that figure is for a 2 BHK. Another shows ₹4.68 Cr for a 2,080 sq ft 3.5 BHK. A third shows ₹5.14 Cr. So ₹4.50 Cr is a reference point, not the latest market price. Only a current, unit-wise quote gives the real number.

Why you will see different prices online

  • Some prices are basic price only. Others add charges.
  • Some pages are old. Prices change over time.
  • Some quote a different unit size.
  • Some pages mix up M3M Mansion with M3M Capital or M3M St. Andrews.
  • Some brokers quote resale units, not new units from the developer.

Price Terms Explained: Starting Price, BSP, Agreement Value and More

TermSimple meaningWhy it matters
Advertised starting priceThe lowest figure shown in ads. Usually for the smallest unit. Often basic price onlyMay not match any unit you can buy today
Basic Sale Price (BSP)The base price of the flat before extrasRate per sq ft is usually based on this
Agreement valueThe price written in your agreement, with the charges the agreement includesGovernment charges are often worked out on a value like this. Confirm with your lawyer or CA
All-inclusive costEverything you pay: agreement value, taxes, registration and any other chargeThis is the real money you must arrange
Resale priceWhat an existing owner asks for a flat already bookedSet by the owner, not the developer. Transfer fees may apply. Check the developer’s transfer rules

The usual order is: BSP, then agreement value, then all-inclusive cost. Each step is the same or higher than the one before.

Some resale listings for M3M Mansion exist online. Never compare a resale price with a developer price. The two work on different rules.

Some pages also list a 2 BHK and 5 BHK. Others do not. Only 3.5 BHK and 4.5 BHK appear again and again. Ask the developer which units are open for sale today.

M3M Mansion Launch Price vs Current Price

The M3M Mansion launch price could not be independently verified. Housing.com shows a March 2024 launch date. It also shows a basic price of about ₹22,220 per sq ft in September 2024. Some older broker pages show ₹4.26 Cr or ₹4.36 Cr. Newer pages show ₹4.49 Cr to ₹5.14 Cr.

This may point to a rise. But we cannot prove it. Sizes and price basis are not the same on these pages. We will not say the price went up by any percentage.

M3M Mansion Price Per Sq Ft

Price per sq ft = price ÷ area. The area type matters.

  • Carpet area: the floor space inside your walls.
  • Super area (also called built-up or super built-up area): carpet area plus a share of common spaces such as lifts and lobbies.

Example (for learning only): ₹4.50 Cr ÷ 2,080 sq ft super area = about ₹21,635 per sq ft. We do not know if ₹4.50 Cr is for exactly 2,080 sq ft, so this is not an official rate.

M3M Mansion Payment Plan 2026

How does the 25:75 payment plan work?

“25:75” means you pay 25% first and 75% later.

Here is the problem. Pages say different things about the 75%. Many say it is due “near possession”. One page says 60% is due when the OC is applied for and 10% at possession. OC means Occupancy Certificate. It is the paper that says a building is ready to live in. It comes before possession.

Payment timeline: what is due and when

Percentages tell you how much. A timeline tells you when. We do not have the approved schedule, so we give no dates or percentages for single stages.

StageWhat it meansWhat to confirm in writingStatus
At bookingA first amount paid to hold the unitAmount, receipt, refund rulesNot confirmed
Initial 25%The first big part, paid by the dates in your allotment termsOne payment or parts? Last date for each partNot confirmed
Remaining 75%Paid when a milestone or possession-linked demand is raisedWhich event triggers it? How many instalments? Not confirmed
OC applicationThe developer applies for the Occupancy CertificateIs a payment due at this point? One broker page says 60%. Unverified
Offer of possessionThe developer says the flat is ready to takeFinal amount and possession chargesNot confirmed

OC application vs possession: OC application means the developer has asked the authority for the certificate. OC granted means the building is approved for use. Possession means you receive the flat. These are three different events and they can be weeks or months apart.

Also ask:

  • Is the first 25% paid at once, or in parts?
  • Is there interest if you pay late?
  • Is 25:75 open to all units?
  • Does the plan have a time limit?

Other payment plan options could not be independently confirmed from publicly available official documents. Buyers should request the latest approved payment schedule from the developer.

Do not mix this with plans for M3M Capital or M3M St. Andrews. Those are different projects.

Who May Prefer a 25:75 Plan, and What Risks to Check

A 25:75 plan changes when you pay. It is not a discount, and it is not better or worse on its own. This section is for education only.

It may suit buyers who:

  • Can pay the first 25% from their own funds.
  • Expect a large sum later, for example from a sale, a maturity or steady income.
  • Want less money going out while the building is under construction.

It may be hard for buyers who:

  • Depend on a loan for most of the cost.
  • Have no clear plan for the large balance.
  • Need a fixed handover date.

Money to prepare:

  • The first 25%. On the ₹4.50 Cr reference, that is ₹1.125 Cr.
  • Taxes and other charges that may fall due early.
  • A buffer for delays and small costs.
  • A plan for the 75%: loan, own funds, or both.

Risks to check before you choose:

  • Which event triggers the 75%: OC application or possession?
  • What if possession is late? Read the delay terms in the agreement.
  • Will your bank pay in time? A late payment may bring pre-EMI or penalty interest.
  • What is the late-payment interest, and when can the developer cancel?
  • Can the developer change the plan later? Ask for the clause in writing.

How to compare two plans: ask for the total price under each plan, not just the first payment. Then list how much cash you need each year, and add loan interest.

M3M Mansion Booking Amount and Initial Payment

The booking amount is not officially confirmed. One broker page says ₹21 lakh. Other M3M pages quote ₹5–10 lakh for other projects. Do not mix them.

Booking amount and first payment are different. The booking amount is a small part paid first. The first payment (such as 25%) is the full amount due in the early stage. Do not assume the booking amount equals 25%.

Before you pay, ask for:

  • A written receipt with the exact unit number.
  • The booking form and terms.
  • The refund rules, if any.
  • The date the balance of the first payment is due.

Pay only to the account named in the official documents.

Home Loan and Money Planning

A home loan is paid by a bank. You pay the rest from your own money. The bank usually pays the builder in steps, based on the plan.

Why this matters here:

  • If most money is due near possession, the bank may pay late. You may need your own funds first.
  • You may pay pre-EMI (interest only) on money already given out.
  • Check the loan limit and the bank’s paper requirements before booking.
  • One older page says a loan of up to 90% is possible. That is not confirmed. We found no bank approval for the project, so do not assume it.

Is the M3M Mansion Price Inclusive of All Charges?

Do not assume so. Some pages say the price excludes taxes and statutory charges. Another older page shows an “all-in” price. Pages disagree.

So ask one clear question: “Is this price BSP only, or the full amount I must pay, with every charge?” Get the answer on paper for your unit.

Checklist Before You Pay

  1. Get a unit-wise cost sheet with unit number and area.
  2. Check the RERA number: GGM/802/534/2024/29.
  3. Check that the promoter name on your paper matches the RERA record.
  4. Ask whether the area is carpet or super area.
  5. Get the full payment schedule with dates or stages.
  6. Ask what “possession” means in the plan: OC application or handover.
  7. Read the late-payment and cancellation terms.
  8. Ask for the booking refund terms.
  9. Check what happens if the payment plan changes.
  10. Check loan eligibility with your bank.

Common Mistakes When Reading a Price or Payment Plan

  1. Treating the starting price as the total cost.
  2. Comparing rates that use different area types.
  3. Treating a resale price like a developer price.
  4. Mixing up M3M Mansion with M3M Capital or M3M St. Andrews plans.
  5. Paying before getting a unit-wise cost sheet.
  6. Assuming the 75% is due only on handover day.
  7. Not checking the promoter name against Haryana RERA.
  8. Ignoring small charges. On ₹4.50 Cr, each 1% is ₹4.5 lakh.
