How Competitive Was the Bidding?

The reserve price works out to about ₹67 crore per acre. M3M paid about ₹147 crore per acre, which is roughly 2.2 times that level. When bids climb this far above the base price, it usually means several buyers value the land highly.

M3M and DLF were only about ₹99 crore apart. That is just under 6% of DLF's final bid. Two large developers ending this close tells us they both did similar math on what the plot could earn.

DLF's participation is the part worth noticing. DLF has built most of its residential business in Gurugram and Delhi. Its bid up to ₹1,740 crore for a Noida plot suggests it sees real opportunity in the city. Godrej Properties was also reported to be shortlisted for this e-auction. So at least three large developers wanted a stake in this micro-market.

Where Is Sector 108, Noida?

Sector 108 sits along the Noida–Greater Noida Expressway belt. The expressway gives road access to Delhi, Central Noida and Greater Noida. It also leads toward the Jewar International Airport area. Travel times depend on traffic and on the airport's operating status, so we do not quote any timings here.

For a mixed-use project, this matters in a practical way. Offices need staff to reach them easily. Retail needs steady footfall. Homes need good road links. An expressway-facing plot can support all three.

What Does "Mixed-Use" Mean for This Plot?

A mixed-use plot allows different types of buildings on the same land. Here, M3M could include:

  • Office spaces
  • Residential or serviced apartments

M3M has not announced its final plan. So these are possibilities, not confirmed features. The actual mix will depend on the plot's approved land use and on M3M's own decision.

Total land cost. The bid is not the full cost. Stamp duty and government levies come on top. By our estimate, M3M's total land cost for this plot will cross ₹2,000 crore.

Land cost per square foot. One acre has 43,560 sq. ft., so 12.5 acres is about 5.45 lakh sq. ft. of plot area. At ₹1,839 crore, the land alone costs roughly ₹33,800 per sq. ft. of plot. With the extra charges, it is closer to ₹36,700. This is plot area, not built-up area. The cost per built-up sq. ft. depends on how much M3M is allowed to construct, and that figure has not been shared.

A growing Noida portfolio. M3M recently also acquired 6 acres in Sector 98 for ₹414 crore. That works out to about ₹69 crore per acre. Together, the two plots give M3M over 18.5 acres in Noida. The Sector 108 rate is about twice the Sector 98 rate. That is a big gap, and it shows how much more M3M and its rivals were willing to pay for this location and plot size.

Combined bid spend. Adding the two bid amounts gives about ₹2,253 crore. That is before stamp duty and levies. The average is roughly ₹122 crore per acre across both plots.

  • Winning land is not launching a project. Approvals, design and construction come next.
  • Large land deals can take time to turn into homes. Buyers should not expect quick possession.
