Sector 113 Gurgaon: Why It Matters on Dwarka Expressway

Sector 113 Gurgaon sits at the Delhi end of the Dwarka Expressway, close to where the road leaves Delhi's Dwarka and enters Gurugram. That position is the main reason buyers keep asking about it. The expressway links Shiv Murti near IGI Airport with Kherki Daula on NH-48, and Sector 113 is one of the Gurugram sectors along it.
This guide explains where the sector is, what the expressway really gives you, which residential and commercial projects are here, and what still needs checking. We have kept verified facts apart from marketing claims, because the two get mixed up a lot online.

Why is Sector 113 Gurgaon important on Dwarka Expressway?

Sector 113 matters because of where it sits. It is on the Dwarka Expressway (NH-248BB), at the Delhi-facing end of the Gurugram stretch, near Bajghera and Delhi's Dwarka. The expressway connects Shiv Murti near IGI Airport to NH-48 at Kherki Daula. Its Haryana section opened in March 2024, and the Delhi section with a tunnel link to the airport followed in August 2025. The sector now has residential and commercial projects from developers such as M3M, Smartworld and Tata. Buyers should still check service-road access, the lack of a direct metro, and each project's RERA details.

Where is Sector 113 Gurgaon?

Sector 113 is in Gurugram, Haryana. It belongs to the group of sectors numbered 102 to 113 that line the Dwarka Expressway, often called New Gurgaon. Within that group it is at the Delhi end.

The nearby village of Bajghera borders Delhi's Dwarka and Bharthal to the north and lies roughly 9 km from Gurugram's city centre. Sectors 111, 112 and 114 are the neighbours. Local roads include the Najafgarh-Bajghera road and the Najafgarh bypass.

One small warning. Portals show different PIN codes for this sector, including 122017, 122002 and even 110075, which is a Delhi code. Do not treat any portal's PIN as official. Use the address on the project's Haryana RERA registration.

What this means for you: you are not buying near the Gurugram centre. You are buying on the Dwarka-facing edge of Gurugram, and your daily life will tilt toward Dwarka, the airport and NH-48.

Sector-113-Gurgaon

Sector 113 and Dwarka Expressway: what the link really is

The Dwarka Expressway, also called the Northern Peripheral Road, is built by NHAI. It runs about 29 km in total: roughly 18.9 km in Haryana and 10.1 km in Delhi. Some sources quote 27.6 km or 28.5 km, so lengths differ by how they are measured. At its opening it was described as India's first elevated 8-lane access-controlled urban expressway.

The Prime Minister inaugurated the 19 km Haryana section on 11 March 2024. The 10.1 km Delhi section, including the airport tunnel, was inaugurated later, in August 2025.

The Gurugram stretch passes sectors 102 to 113. Sector 113 is where that stretch meets the Delhi border.

What access-controlled means for a buyer

This is the part most location pages skip. An access-controlled expressway has fixed entry and exit points. Living near it does not mean you can join it from your gate.

That is why service roads matter. In February 2024 the NHAI chairman wrote to the Haryana government that delays in sector roads were pushing local traffic onto the expressway in an unsafe way. GMDA is building 7.5-metre service roads on both sides. On 5 June 2026 it said the work was 70 per cent done, with a target of September 2026. We could not confirm completion as of 5 October 2026.

What this means for you: before buying, drive from the project gate to the nearest expressway entry, and then to your workplace. Do it at your actual commute hour.

Where the expressway takes you

  • Towards Delhi: Dwarka Sector 21 area, Shiv Murti on NH-48, and a tunnel link to IGI Airport.
  • Towards the south-west: Kherki Daula on NH-48. Along the way there is a trumpet interchange with Manesar Road and a cloverleaf interchange at the NH-8 and Southern Peripheral Road junction.

The road was also planned as an alternative to the Delhi-Gurgaon Expressway stretch of NH-48, which is often congested. Residents here have a second route into Delhi and the airport area.

Why Sector 113 is important: the real reasons

Position at the Delhi border

Sector 113 is among the first Gurugram sectors you reach after the Delhi border on this road. For someone working in Dwarka, Aerocity or around the airport, that cuts the Gurugram leg of the commute. For someone working in Cyber City or Udyog Vihar, it does the opposite, because you travel further into Gurugram. Know which type of commuter you are.

Airport access

The expressway's Delhi section includes a tunnel that links to IGI Airport. Reported tunnel lengths differ across sources (from about 2.3 km to 5.1 km), so we do not quote one figure.

We found no official published distance or fixed travel time from Sector 113 to IGI Airport. Developer sites claim 7 to 10 minutes. Treat that as a best case, not a promise. Time depends on the terminal, the entry point and traffic. Check a maps app at your own hour.

The pull of Dwarka and Yashobhoomi

Yashobhoomi, the India International Convention and Expo Centre, is in Dwarka Sector 25. The Airport Express Line now ends at a station inside the centre, and the full ride from New Delhi takes about 21 minutes. At its opening the station was also described as giving metro access to residents of the new Gurugram sectors along the expressway. South Dwarka is roughly 5 km from it; measure that from your own project.

Residential development

The area was farmland and villages not long ago. It is now being built as South Dwarka, a southward extension of Dwarka, across sectors 112 to 115. Most launches in Sector 113 sit in the premium and luxury range. That tells you who developers expect to buy here: people who want Delhi-side access and are ready to pay for it.

Commercial development

Commercial projects here depend on two catchments: the new residential sectors along the expressway, and the Dwarka side of Delhi. Retail, shop-cum-office and office projects have been launched to serve both. Whether they succeed depends on how many people actually live and work nearby, which is still building up.

What this tells you: Sector 113 is a mixed-use area, and residential and commercial supply is growing together. Marketing sites quote the SCDA land size anywhere from 50 to 250 acres, so do not repeat any acreage until you see it on a RERA record.

Is Sector 113 good for residential buyers?

It depends on who you are.

It may suit you if:

  • You or your family work in Dwarka, Aerocity, the airport or central Delhi.
  • You travel by air often.
  • You prefer newer, lower-density sectors and can accept that some surroundings are still being built.

It may suit you less if:

  • You need a metro station within walking distance today.
  • Your office is in Cyber City or Udyog Vihar and you hate long drives.
  • You want a fully settled neighbourhood with shops, schools and hospitals already around you. Locality notes describe Sectors 112 and 114 as less developed and mention limited public transport at night.

Also check drainage. Locality notes flag waterlogging on Bajghera Road after heavy rain. Visit once during the monsoon if you can.

Is Sector 113 good for investment?

Nobody can promise returns here, and we are not going to. What we can do is separate real demand drivers from things to verify.

  • Delhi-border position and expressway access.
  • A tunnel link to the airport, and the Yashobhoomi convention hub close by.
  • A growing mix of residential and commercial supply.

What investors should check

  • Current price against similar projects nearby, from RERA filings and recent registered deals rather than brochures.
  • How many units are being launched at once, since heavy supply can slow resale.
  • Project-specific RERA status and construction progress.
  • The developer's delivery record.
  • Who would actually rent or buy: tenants, end users or other investors.
  • Holding period, since you may need years, not months.
  • Exit liquidity, especially for high-ticket units, and transaction costs including stamp duty.

Commercial units depend heavily on nearby population. If the surrounding sectors fill up slowly, retail and office spaces can take longer to lease.

Sector 113 compared with nearby sectors

Sector 111 is a close neighbour. M3M's own site lists projects there such as M3M Elie Saab and M3M Crown, and some sources describe SCDA as spanning Sectors 111 and 113. Sectors 112 and 114 are described by portals as less developed at present. The practical difference is stage of development: Sector 113 has more launches and more commercial supply announced, while its neighbours may be quieter and less built up. Compare actual access roads and the distance to the nearest expressway entry, not just sector numbers.
